A Brief on Mezzanine Financing

Mezzanine is called that a small floor which is built between two main floors of a building. If we use this word in financial terms, mezzanine will be a debt which is located between senior debt and equity. It is riskier than a senior debt but more profitable.

In Korea, mezzanine financing is not so popular considering its financial history. However, it is often seen when we purchase a property, which enhances either senior debt’s security or equity position.

If we say this in developing project, mezzanine is a way of providing liquidity for permits, sample houses, advertisement etc. However, we should not misunderstand mezzanine will not be always spent simultaneously with senior debt.

I think we, investors accumulated such an experience in real estate financing and hope there are various financing facilities which look for diverse returns.
