What Completion(Construction) Guarantee Means in Korea.
It may sound like non-sense if a foreign contractor has to complete a residential complex without any promise from her client to pay costs. And providing a payment guarantee for its PF loan(purchasing land) is another.
Construction companies in Korea are required to provide completion guarantees for their projects by the lenders that only provide land-purchasing loans and covering project costs depends on unit sales and its cash incomes. This makes their balances feeble.
Sooner or later I hope we can provide full costs by the project financing which makes construction companies free from many guarantees. |
